In the first half of 2012, the real estate market threw from one extreme to another. So, for example, in January, transactions unexpectedly increased, which had an undoubted connection with the desire of buyers and sellers as soon as possible to complete the transactions in connection with the alleged transfer of the function for registering transactions from BTI to the Ukrainian State Register.

At the end of May, the real estate market was blocked for ten days due to an attempt to monopolize the estimated housing market. As a result, this led to a significant increase in the cost of decorating transactions. As a result, over the past six months, the cost of secondary apartments in Kyiv decreased by about 5% and began to amount to about 1830 dollars per square meter. According to realtors, this trend will continue until the end of this year.

“This trend will remain unchanged. We have not yet reached the price of prices in the secondary and primary markets, ”said the chairman of the National Light of the Reltor of Ukraine.

Despite the forecasts made a year ago, primary housing was able to step over the price line of one thousand dollars per square meter, which previously seemed impossible. Prices today are talking about the opposite: real estate in the new buildings of Kyiv in the early stages of construction is offered customers at $ 850-900 per square meter in three or four room apartments and from one thousand per square meter in one or two room apartment.

It is not surprising that most of all real estate transactions in Kyiv are carried out just in the primary market. At the same time, experts warn that the price of one square meter does not drop much less than a thousand dollars.
